商业空间 | 实用性满分的现代主义办公建筑

今天,小工给大家介绍的是一个日常办公与特殊功能需求相结合的商业设计案例。该楼设计主要服务于抢险大队的日常使用,满足平时抢险工作和日常办公的同时,还需对抢险救援的工程车辆停放位置进行。下面让我们一起来看看设计团队是如何将现代建筑美感与结构体系进行结合的。

底层架空、屋顶平台、自由平面、自由立面......大约90年前,在欧洲,柯布西耶向建筑迈出了重要的一步。他引领了现代建筑空间和结构体系的革命。这种空间给使用者带来了真正的实用性和舒适性。


Pilotis, roof terrace, free plan, free facade…… About 90 years ago, in Europe, Le Corbusier took an important step towards an architecture. He led the revolution in the structure and space of modern architecture. This kind of space brings real practicality and comfort to users.

北京市自来水集团供水抢险中心负责整个核心城区自来水管网的安全。原有的场地已不能满足日益增长的需求。2015年,在北京西四环中段附近,新的抢险指挥中心破土动工。

建筑地上有六层。设计团队根据不同的功能设计了垂直分区。在这座大楼里,一切都围绕着关键功能——抢险紧急处理。


The Emergency Center of Beijing Water Group is responsible for the safety of the whole core urban water network. The original site can no longer meet the growing demand. In 2015, near the middle of west 4th ring road of Beijing, the new Emergency Center broke ground.

There are 6 floors on the ground. Designer designed vertical partitions according to different functions. In this building, everything revolves around the key function — emergency handing.

一楼是抢险层。设计团队只设置了大堂、应急指挥中心和垂直交通出入口,其余部分全部架空,可停放22辆特大型车辆。这种设计可以保证车辆以最快的速度奔赴险情现场。同时考虑到安全性和效率,设计团队将车辆和人的路线分开,实现人车分流。


The 1st floor is the emergency handing floor. Designer only set up lobby、emergency center and vertical transportation access. The rest of 1st floor is entirely free for parking 22 oversize vehicle. This kind of design can ensure the vehicles departed to target as soon as possible. In consideration of security and efficiency, designer separated the route of vehicle and people.

西立面

抢险大厅局部透视

三至六层定义为办公楼层,需要保证安静、高效、私密。

这个区域与一楼完全分开,只有电梯和楼梯连接。一个四层的中庭连接着这个区域。它向天空开放,实现采光与通风。围绕中庭设置交通、附属及休闲空间。


Floor from 3rd to 6th is defined as the office floor, which needs to be quiet、efficient and private.

This zone is completely separated from the ground floor, only connected by elevators and stairs. A four-floor atrium connects this zone. It is open to sky, bring sunshine and air. Corridor、service and communicate space are arranged around the atrium. The office near the outer wall.

室外楼梯

二层为公共服务层,包括餐厅、会议室、卫生间和公共空间。这一层通过中庭与大堂相连。

屋顶是设备区,但设计团队也为人们提供了一个可以俯瞰西山的活动空间。


The 2nd floor is the public-service floor, include dining room、 meeting room、bathroom and public space. This floor connects with lobby through an atrium.

The roof is equipment area, but designer also set up a free space for people to overlook western mountain.

入口大堂

设计团队在西面和东面都设计了室外楼梯和露台。在满足消防及排烟规范要求的同时也提供了户外休闲空间。室外楼梯的空间也反映在立面上。


Designer designed outside stairs and terrace both at the west and east termination. It is mainly considering the requirements of the specification and leisure space for people. The space of stairs also reflected on the facade.

首层中庭

立面设计充分尊重内部功能。设计团队在立面上使用了白色和灰色的铝板。白色部分像丝带一样环绕着底层,宽度随着功能的变化而变化。灰色部分围绕着第3至6层。所有铝板分为模块,所有围绕二楼的立面都是玻璃幕墙,并向内收缩,以适应内部公共功能。


The facade design fully respects the internal functions. Designer used the white and gray aluminum plate on the facade. White part surrounds the pilotis floor like a ribbon, width varies with function. Gray part surrounds the 3rd-6th floor. All aluminum plate divided into modules. All facade surround 2nd floor is glass curtain and retreated inward to fit the internal public function.

这个案例没有过多的装饰,一切围绕着使用形式的需要,这种建筑设计不仅满足了简洁的设计要求,还更加契合了实际的需求。设计团队提出了“底层架空、屋顶平台、人车分流”的设计理念,实现了在有限的空间内,为办公人员、抢险车辆营造一个集约且高效的场所,这个场所巧妙地利用了结构的设计,给空间上带来了层次丰富感,且多变的内部空间向外延续,自然而然地形成了独一无二的立面设计。
